Who's Opening and Where...

Loehmann's (718-409-2000) recently opened a 24,500 sq.ft. store in downtown Seattle, WA. The unit is the first of nine stores planned for this year.

Dayton Hudson (612-375-3510) plans to remodel and rename three of its Hudson's department stores to Marshall Field's stores. The stores being converted are located in Fort Wayne and South Bend, IN and Toledo, OH. The changeover is expected to be completed by Fall.

A&W Restaurants, Inc. (313-462-0029) plans to open 100 restaurants in the Detroit, MI metropolitan area this year and is seeking franchisees to facilitate its goal.

Trak Auto (301-731-1200) plans to open an 8,500 sq.ft. store at Hampden Center in Hampden Township, PA during June.

Dave & Buster's, Inc. (214-357-9588) plans to open its Ontario Mills Mall restaurant in Ontario, CA, this month, a month ahead of its scheduled opening. The company also plans to open a unit in Cincinnati, OH during the third quarter, a unit in Rockland County, NY during the fourth quarter and a restaurant in Denver, CO during early 1998. The company also announced that beginning in its fiscal year 1998, the company will open four locations. The company also plans to open four stores during fiscal 1999. Beginning with fiscal 2000, the company plans to open a minimum of five units annually.

Art Van Furniture (810-939-0800) recently opened a 50,000 sq.ft. furniture store in Battle Creek, MI, the company's 24th unit in the state. The company plans to open stores in Dearborn and Howell, MI before the end of the year.

Raspberry Junction (860-535-0234), a mega-craft mall concept, is looking to open 20 franchised locations in CT, ME, MA, NH, NJ, NY, PA and RI in the coming five years.

Schostak Brothers & Company (810-262-1000) has donated 4,000 sq.ft. of space at Wonderland Mall in Livonia, MI to Cyberspace Safari, a multi-media introduction to computers and the Internet operated by the Detroit Science Center. The 20-minute program allows visitors to explore the Detroit Science Center's exhibits as well as access the Internet.

General Cinema Theater (617-277-4320) plans to replace its 10-screen movie theater at Franklin Mills in Philadelphia, PA with a 14-screen theater. The new project is expected to open during Fall.

CompUSA, Inc. (972-982-4000) plans to open a 41,850 sq.ft. store at 109 East Chicago Avenue on Chicago, IL's Miracle Mile during Fall.

Ultramar Diamond Shamrock Corp. (210-641-6800) plans to open 22 convenience stores this year. Eighteen of the units will be located in AZ.

Pep Boys (215-229-9000) plans to open at least nine Pep Boys Supercenters and Parts USA stores in Puerto Rico during its fiscal 1997 year.

Barnes & Noble, Inc. (212-633-3300) plans to open a 23,500 sq.ft. bookstore at Seventh Avenue and Sixth Street in Brooklyn, NY during August. The company recently opened a 27,031 sq.ft. store in Omaha, NE.

Developers Diversified (216-247-4700) announces that Kroger plans to open a 57,285 sq.ft. supermarket at Liberty Fair Mall in Martinsville, VA during July and that OfficeMax plans to open a store at the project during late Fall.

Sears (847-286-0545) plans to open 10 full-line department stores and more than 100 freestanding specialty stores (Sears Hardware, NTW, Tire America, Western Auto, Parts America and Sears Dealer stores) throughout the state of NY in the coming four years. Included in that number is a 288,000 sq.ft. store at a former Alexander's department store site at Kings Plaza in Brooklyn, NY.

Borders, Inc. (313-913-1323) plans to open a 20,000 sq.ft. Borders Books Music & Cafe store in Mays Landing, NJ.

Computer Renaissance (612-520-8500), a 120-unit chain of stores selling used computer products, plans to open at least 75 store this year.

OshKosh B'Gosh (414-231-8800) is planning to open its first specialty store on the West Coast at Arden Fair Mall in Sacramento, CA. The company already operates several factory outlet stores in CA.

CVS Corp. (401-765-1500) recently opened a 10,000 sq.ft. prototype drug store in Woonsocket, RI. The store features wider aisles, lower shelves, a convenience food section and a drive-up window. The prototype is expected to be used in new store construction beginning this year.

 

Store Closings

Caldor Corp. (203-846-1641) plans to close four stores in the Bronx, NY; Brooklyn, NY; Westfield, MA and Woonsocket, RI before the end of May. The stores are being closed because they did not meet the company's required financial targets.

The Italian Oven (412-537-5380) recently closed four of its unsold restaurants. The units closed are located in Columbus (2), Lancaster and Springfield, OH. The company's remaining 80 restaurants were acquired by The Whitecliff Group, Inc.

Musicland Stores Corp. (612-932-7700) recently closed 75 of its mall-based stores nationwide. The company will also close 19 Media Play stores. The company currently operates 1,466 Sam Goody, Musicland and Media Play mall-based stores.

Welcome Home, Inc. (910-791-4312), which recently filed for Chapter 11 protection, plans to close 36 of its 176 stores in 21 states nationwide. The stores, which trade as Welcome Home and Home Again, range in size from 2,000 sq.ft. to 4,000 sq.ft. primarily in outlet centers and feature decorative home furnishings, accessories and gifts.

Sears, Roebuck and Co. (847-286-6254) plans to close its HomeLife furniture store at Manchester Center in Fresno, CA by the end of next month.

The Fresh Market (910-272-1338) recently closed its gourmet grocery store at Dupont Station Shopping Center in Jacksonville, FL after only being open for 11 months. The company cited the store's poor location as a reason for the closure.

Kmart (810-643-1000) plans to close its store at Camelot Center in Lake Elisnore, CA by the end of next month. The nine-year-old store is being closed because it did not meet Kmart's profitability and return on investment goals.

 

Buyers & Sellers of Commercial Properties

United Commercial Realty brokered the sale of an 84,606 sq.ft. parcel of land in Grand Prairie, TX to AutoNation. The company also brokered the sale of a 60,260 sq.ft. parcel of land in Lewisville, TX to Exxon. The seller was PRS Realty II, L.P.

Metro Commercial Real Estate, Inc. brokered the sale of a 1.6 acre parcel of land, which includes a former Ponderosa Restaurant, in Dover, DE. The site was purchased by Apple American Group which plans to develop and operate a 5,500 sq.ft. Applebee's Neighborhood Grill and Bar restaurant on the site. The company represented Best Buy in its acquisition of a former September's Banquet in Springfield, PA. Best Buy plans to develop a 45,000 sq.ft. store on the site. The property was acquired for $4 million.

L&B Real Estate Counsel recently acquired a majority interest in Tysons Corner Center in McLean, VA on behalf of three institutional investor funds and one separate account client. The acquisition price was more than $400 million. The company also acquired One Pacific Place, a 90,000 sq.ft. project in Omaha, NE, on behalf of an institutional investor.

The Lynwood Redevelopment Agency is seeking developers interested in developing approximately four acres for retail use including a restaurant and two larger retailers of approximately 20,000 sq.ft. to 28,000 sq.ft. each. The site is located adjacent to the recently opened I-105 freeway and light rail station. The freeway has a daily traffic count between 180,000 and 200,000 vehicles. Prime Retail, Inc. recently acquired Oak Creek Factory Outlets, Bend Factory Outlets and Coeur D'Alene Factory Outlets for a combined price of $37.3 million. The company also recently purchased an additional 20% interest in Oxnard Factory Outlet, giving Prime a 50% interest in the site. The 82,000 sq.ft. Oak Creek Factory Outlets is located in Sedona, AZ and features Jones New York, Mikasa, Anne Klein, G.H. Bass, Nine West and Van Heusen as lead tenants. The 97,000 sq.ft. As a result of the surplus and ineffectiveness of strip centers on the Sunrise Highway service lanes, the property has undergone a major renovation and now houses a group of doctors, laboratory technicians and nurses.

Mergers & Acquisitions

Harry's Farmer Market, Inc. (770-475-3962) recently received a $23 million investment from Progressive Food Concepts, Inc., an affiliate of Boston Chicken. Under the agreement, Progressive Food, could end up with a 43% part of Harry's through a long-term loan that can be exchanged for stock. Harry's plans to use the funds to reduce its debt, improve operations and refine its Harry's In A Hurry stores.

Heilig-Meyers Co. (804-359-9171) recently acquired the 10-unit chain of Richard B. Levitz Sons, Inc., trading as The RoomStore, of Dallas, TX. The transaction was valued at approximately $9.9 million. Heilig-Meyers plans to continue operating the stores under their current name and format.

Toys 'R Us, Inc. (201-599-7850) recently completed its acquisition of Baby Superstore, Inc. The 77-unit chain was acquired for approximately $376 million.

Apple South, Inc. (706-342-4552) recently signed an agreement to merge with Hops Grill & Bar for $31.5 million comprised of $15.75 million in cash and 1.05 million shares of stock. Apple South will also assume $25 million in debt. The 18-unit casual dining chain, which is based in Clearwater, FL and operates units in CO, FL and KY, will operate as a division of Apple South. Apple South also recently signed a merger agreement with McCormick & Schmick's restaurants for $53 million comprised of 90% cash and 10% stock. Apple South will also assume $15 million in debt. The 16-unit upper-end casual seafood restaurants, based in Portland, OR, will operate as a division of Apple South. The restaurants trade as McCormick & Schmick's, Jake's, McCormick's, McCormick & Kuleto's and Harborside in CA, CO, OR, WA and Washington, D.C. Apple South operates 310 casual dining restaurants trading as Applebee's Neighborhood Grill & Bar, Don Pablo and Harrigan's.

U.S. Restaurant Properties (972-387-1487) recently agreed to acquire 63 Arby's properties and 10 leaseholds from Sybra, Inc. for $45 million. U.S. Restaurants currently owns 325 restaurant properties nationwide.

Video Update, Inc. (612-222-0006) recently signed a letter of intent to acquire seven video stores from Cox Video Corp. of Dallas, TX. Four of the units are located in Oklahoma City, OK and three are located in Dallas, TX.

 

Financial News...

Sears, Roebuck and Co. (847-286-6254) reported that its 1996 net income increased 24% to $1.27 billion from $1.03 billion during 1995. Annual revenues increased 9.3% to $38.24 billion from $35 billion in 1995. The company also plans to exit the computer software business by June. However, the company will continue to sell computer peripheral merchandise and may carry a larger selection. To fill the gap left by the exit from software retailing, Sears is planning to add a selection of still cameras and cellular phones. The company operates more than 800 full-line stores and 2,500 off-the-mall stores throughout North America.

CVS Corporation (401-765-1500) reported that its fiscal year net sales from continuing operations increased 13.6% to $5.53 billion from $4.87 billion during FY95. Comparable store sales increased 10.9% with pharmacy comp store sales up 16.9%. Operating profit from continuing operations in 1996 increased 34% to $299.6 million from $223.5 million during 1995. Consolidated net earnings increased to $167.4 million from $100.3 million in 1995. The company currently operates more than 1,400 stores in 15 states.

Just For Feet, Inc. (205-403-8150) reported that sales for its fiscal year increased 113.9% to $256.3 million from $119.8 million during FY95. Comparable store sales increased 24.7% for the year. During the year, the company opened 23 stores, which exceeded its goal of 12, and currently operates and franchises 58 stores in 13 states.

Pep Boys-Manny, Moe & Jack (215-229-9000) reported that sales for its fiscal year increased 15% to $1.82 billion from $1.59 billion during 1995. Comparable store sales increased four percent. During the year, the company opened 56 Supercenters and 44 Parts USA stores and ended its fiscal year with 604 stores in 33 states. During 1997, the company is planning to open 80 Supercenters and 40 Parts USA stores.

Phar-Mor, Inc. (330-746-6641) reported that total sales for its second quarter increased 2.3% to $290.9 million from $284.3 million during the second quarter last year. Comparable store sales increased two percent. In December, the company opened its first new store in more than four years and currently operates 103 stores in 18 states.

One Price Clothing Stores, Inc. (864-433-8888) reported that net sales for its fiscal year increased to $299 million from $297.5 million in FY95. Comparable store sales fell one percent for the year. The company operates 645 stores.

The Wet Seal, Inc. (714-583-9029) recently announced that because of a lack of interest on the part of County Seat Stores, The Wet Seal has withdrawn its interest in acquiring County Seat store locations. The Wet Seal also announced that it plans to open 30 stores this year and 75 stores next year and will continue to seek other acquisition possibilities.

The Mills Corp. (703-526-5196) recently announced that its planned 2.1 million sq.ft. Meadowlands Mills project in northern NJ, just outside of New York City, will be delayed for at least one year because the Army Corp of Engineers is requiring the company to undertake an environmental impact study on the site. If the site is approved, ground breaking may take place at the end of this year and the project can be opened sometime during 1999.

Hibbett Sporting Goods, Inc. (205-942-4292) reported that its fiscal year sales increased 30.4% to $86.4 million from $67.1 million last year. Comparable store sales increased 10.2% for the year. The company currently operates 89 sporting goods stores in small to mid-sized markets in 12 Southeastern states with plans to open 27 stores this year.
