Forest City Enterprises Inc. will break ground on the $236 million Short Pump Town Center in Henrico County, VA that is scheduled to open in September, 2002. Nordstroms, Lord & Taylor, Hechts and Dillards will anchor the regional center being built on 147 acres owned by developer Thomas E. Pruitt. A tenant list will not be released until the center is 50% preleased, which the company expects to occur this fall, but an announcement is expected on a replacement for the movie theater complex which pulled out in June. Holrob Investments, LLC are developing the Crocket Square Shopping Center in Morristown, TN. The Rouse Company is doubling the size of the Fashion Place Mall in Murray, UT. The renovations will increase the malls capacity to 1.1 million sq.ft. expanding space for current anchors Dillards and Nordstrom and creating room for a third, Meier & Frank. A new parking garage, food court and a 110,000 sq.ft. west wing would also be included. The developer has asked the city to waive sales taxes, permit fees and provide infrastructure improvements to facilitate the construction. The Pyramid Companies is renovating the Walden Galleries in Cheektowaga, NY. The mall will increase in size from 1.5 million sq.ft. to just under 2.1 million sq.ft. A 611,000 sq.ft. three-story retail wing with an 18-screen, 80,000 sq.ft. theater on the top floor, several full-scale restaurants, two five-level parking decks and a remodeled Sears department store are included in the plans. The corridor will be located between the DSW Shoe Warehouse and Sears. The project will feature at least three big anchor-like specialty tenants and is to be completed in 2002. Regency Realty Corporation is developing the first phase of the 200-acre El Dorado Hills Town Center in El Dorado Hills, CA. The 13.5 acre supermarket-anchored Marketplace at Town Center will have 135,000 sq.ft. of space anchored by Ralphs and Longs Drugs. Kahn Development Company will construct a $240 million mixed-use community center including large retailers, a grocery store and an ice rink at The Village at Sandhill in Northeast Richland, SC. The developer paid Clemson University $13.5 million for the 300-acre tract, contingent on the rezoning of the land for heavier commercial use. The land will be developed over the next five to seven years. The plans do not call for a large enclosed mall which local residents had feared as an eyesore and traffic problem. Ezralow Retail Properties has broken ground for the Monterey Park Market Place in Monterey Park, CA. The 507,000 sq.ft. project is 95% preleased. Scheduled to open in the fourth quarter of 2001, the centers retail tenants include Best Buy, Bed Bath & Beyond, Babies R Us, Staples, Michaels Crafts, LA Fitness, Davids Bridal, Sketchers Shoes, Famous Footwear and Payless Shoes. Food tenants include TGI Fridays, Krispy Kreme Donuts, Starbucks Coffee, In N Out Burger, La Salsa Mexican Grill and Subway Sandwiches. The site has a daily vehicle count of 220,000 and a population count of 660,000 residing in a five-mile radius. The property is a former Superfund site and will generate $1.3 million for the city of Monterey Park.
