Associates, Inc. and WS Development Associates LLC are developing The Shoppes at Blackstone Valley, a 750,000 sq.ft. lifestyle center at the intersection of Route 146 and Interstate 90 in Millbury, MA. The center will be tenanted by Kohl’s, Target, Circuit City, Babies "R" Us, Barnes & Noble, Linens ‘n Things, Michaels, Old Navy, Gap/Gap Kids/Baby Gap, Ann Taylor Loft, Banana Republic, Yankee Candle, Applebees’s Neighborhood Grill & Bar, T.G.I. Friday’s and Longhorn. Area demographics include a population of 336,342 residing in a 10-mile radius earning an average household income of $60,872. Koman Properties, Inc. is developing MLK Plaza at the intersection of North Grand Boulevard and Martin Luther King Drive in St. Louis, MO. The center will have a GLA of about 38,000 sq.ft. plus one outlot. Save-A-Lot will anchor the center and other tenants will include Fashion Cents and JWG Beauty Supply. About 11,200 sq.ft. of space is available. Area demographics include a population of 382,374 residing within a five-mile radius earning an average household income of $25,814. The average daily traffic count at the site is 33,655 vehicles. Construction is expected to begin during June and completion is slated for November. The asking rent is $14 psf NNN, with CAM of $1 psf and taxes of $1.25 psf. The company also is developing the second phase of Lincoln Place in Fairview Heights, IL. The 168,133 sq.ft. center is located on a 23.88-acre lot at the intersection of IL Route 159 and Longacre Drive. Plaza Properties, Inc. is adding 5,135 sq.ft. to the recently expanded Hunter’s Run Centre in Pickerington, OH. The 83,496 sq.ft. strip center is located on State Route 256, south of Interstate 70. Current anchors include Barnes & Noble and Bed Bath & Beyond. Outlot tenants include Longhorn and Pizzeria Uno. The center is adjacent to the 16-screen Marcus Cinemas. Area demographics include a population of 321,005 residing within a 10-mile radius earning and average household income of $45,397. Asking rent is $16 psf and taxes, insurance and CAM are $2 psf. Ryan Companies US, Inc. is developing Shorewood Marketplace on 40 acres at the intersection of Route 59 and Black Road in Shorewood, IL. The center will comprise more than 250,000 sq.ft. and six outlots ranging from one to two acres. Area demographics include a population of 41,170 residing in a three-mile radius earning an average household income of $79,342. The average daily traffic count at the site is 26,800 vehicles. The company also is developing Oswego Commons, a 498,100 sq.ft. power center at the intersection of Route 34 and Douglas Avenue in Oswego, IL. The 498,100 sq.ft. center is anchored by Dominick’s, Target and Home Depot. Other tenants will include T.J. Maxx, Payless ShoeSource, Panera Bread, Quizno’s, McDonald’s and Chili’s. Area demographics include a population of 136,779 residing in a five-mile radius earning an average household income of $66,748. The anchor tenants opened recently and the other stores are expected to open by this September. Spaces of 18,000 sq.ft., 1,200 sq.ft., and two spaces of 4,200 sq.ft. are available. Simon Property Group, Inc. is expanding the Bay Park Square mall in Ashwaubenon, WI. Plans include the addition of a Younkers department store, 15 to 20 shops, the possible expansion of the Elder-Beerman and Kohl’s stores and the addition of several chain restaurants. The project is scheduled for completion during October 2003.

Midland Atlantic Properties is developing a 500,000 sq.ft., upscale shopping center in Cincinnati, OH. Initial plans called for Jacobson’s to anchor the center, but the company pulled out after filing for bankruptcy. Plans still include a grocery store. Construction began this month and completion is slated for March 2003.

Weston Communities is developing the second phase of Mandalay Village Marketplace at the intersection of West Channel Islands Boulevard and Wheelhouse in Port Hueneme, CA. The 155,859 sq.ft. center will be expanded by 9,240 sq.ft. The center currently is tenanted by Ralphs, Longs Drug, Petco, Blockbuster, Starbucks, Hallmark, Taco Bell and Washington Mutual. Area demographics include a population of 125,759 residing in a three-mile radius earning an average household income of $50,556. The average daily traffic count at the site is 31,000 vehicles. Neighboring retailers include Vons and Rite Aid. Market rent is $1.50 psf to $1.60 psf monthly. Asking rent is $1.70 psf to $1.80 psf monthly, with CAM of $0.22 psf and taxes of $0.10 psf. Construction began last Summer and completion is slated for this Fall.
