Simon Property Group Inc. is developing Firewheel Town Center, a one million sq.ft. open-air town center in Garland, TX. The project will have an urban, landscaped Main Street theme with large anchor tenants, such as Dillard’s and Foley’s. In addition, AMC Entertainment Inc. is expected to open a movie theater at the center. The project is located on a 94-acre site near Highway 78 and Highway 190. Future plans may include the addition of an office building or second-story office space.

Captec Realty Capital and Hunt Properties are developing The Broadlands Marketplace, a Safeway-anchored shopping center located on 14.6 acres in Broomfield, CO. The center is expected to be complete during Fall 2003.

Vita & Vita Realty is developing Campus Plaza on nine acres at the signalized intersection of U.S. Highway 10 and Dover Chester Road in Randolph, NJ. The freestanding center will be located adjacent to the County College of Morris, which has 8,200 students. Plans include an outparcel restaurant and bank. Three one-acre outlots are available. Area demographics include a population of 106,922 residing in a five-mile radius earning an average household income of $110,394.

The Bosley Group is leasing space at the 81,500 sq.ft. Bridge Center on U.S. Highway 278 in Hilton Head, SC, the first phase of which is under development. The first phase will be 42,600 sq.ft. and consist of shops, restaurants, medical offices and office space. Spaces from 1,325 sq.ft. to 4,200 sq.ft. are available and current space can be combined to create space of 19,058 sq.ft. The site has an average daily traffic count of 47,500 vehicles. Area demographics include a population of 20,000 residing in a six-mile radius and 2.5 million visitors annually. The center is being designed with a village setting reminiscent of old Charleston.

Pacific Development Group and Colonies Crossroads LLC are developing The Colonies Crossroads at the intersection of Foothill Freeway and Campus Avenue in Upland, CA. The 1.1 million sq.ft. retail project is part of a 434-acre, master-planned community that will feature entertainment, neighborhood and community components. Area demographics include a population of 284,766 residing in a five-mile radius earning an average household income of $62,629.

Real Estate Innovations, LLC is developing Sparkleberry Crossing, a retail center located at the intersection of the Northern Arterial and Sparkleberry Road in Columbia, SC. The first phase of the center will include 25,000 sq.ft. of specialty retail space and restaurants in addition to a family entertainment center, which will include gocarts, video games and a rock climbing wall. The entertainment center will be open in June and construction of the retail center will begin during May. The second phase of the project includes seven outparcels of 1.24 acres, 0.8 acre, 0.97 acre, 1.15 acre, 1.35 acres, 1.39 acres and 1.10 acres. Regency Centers plans to develop Westridge Village, a 94,716 sq.ft. center on 10.9 acres at Valencia Boulevard and Old Road in Valencia, CA. The project will be anchored by a 50,216 sq.ft. Albertson’s and will have 16,000 sq.ft. for a drug store, 17,000 sq.ft. for shops, 8,000 sq.ft. for a restaurant and 3,500 sq.ft. for a fuel station. The center is scheduled to open during Summer 2003. The company also is developing French Village at the intersection of Benton and Leon Roads in Temecula, CA. The center will be 101,086 sq.ft. and anchored by a 55,164 sq.ft. grocery store. The average daily traffic count at the site is 2,170 vehicles. Area demographics include a population of 5,365 residing in a three-mile radius earning an average household income of $55,762. The center is expected to be complete by 2004 or 2005.

CenterAmerica Venture Fund is developing the 107,500 sq.ft. Spring Valley Crossing shopping center through a partnership with Albertson’s Inc. and Sunnyland Furniture. Albertson’s will build a 62,911 sq.ft. store at the center and Sunnyland Furniture will remodel an existing store on the site. Pad sites and 23,000 sq.ft. of retail space also will be developed. Construction began last year and completion is slated for September.
