Federal Realty Investment Trust is planning to develop Rockville Town Center in Rockville, MD this Fall. The redevelopment plans call for a mix of retail, office, condominiums, apartments, parking garages and restaurants to be built on a land area of 15 acres at the intersection of Beall Avenue, East Middle Lane, North Washington Street and Route 355. The concept would be to develop wide sidewalks, landscaping and restaurants that will feature outdoor seating. A new public library will serve as an anchor, along with Regal movie theater complex. Between the two will be a mix of stores and offices, plus a "public square" area with grass and benches. Presnell Construction/Development Group, Inc. is developing Shepherd’s Crossing Shopping Center located at the intersection of Interstate 65, state Highway 44 and state Highway 61 in Louisville, KY with an average daily traffic count of 121,500 vehicles. The site includes a new four-lane connector arterial. Anchors include Kroger and Marquee Cinemas, which will open during the Spring. The center has spaces available of 90,000 sq.ft., plus outparcels. Outlots in the center are being sold to Stock Yards Bank, Bullitt County Bank and Valvoline Quick Oil Change. Negotiations are continuing with Goodwill, Rally’s and O’Charley’s. Development is developing Albertville Crossing, an 80,000 sq.ft. center located near County Road 19 and 57th Street in Albertville, MN. The center is anchored by a 50,000 sq.ft. Coborn’s supermarket that offers food, a pharmacy, a gas/convenience station, a video store and a liquor store. The center is cotenanted by Great Clips, Wells Fargo Home Mortgage, Papa Murphy’s Pizza, Turbo Nails, Women’s Fitness, Totally Tan and a Thai restaurant. The center is 95% leased. A recent deal also was signed with Especially for Children, a daycare center that will encompass 7,500 sq.ft. at an endcap location. Opening is slated during the Spring. The company also has plans for three additional pad sites, including one that will be occupied by Spectators Bar & Grille. A 7,000 sq.ft. Mattress World also has given a verbal commitment. The company also plans to launch another project as part of its Meadow Creek Plaza in Anoka, MN by acquiring a former Hardees restaurant and redeveloping the site to include retail and parking. Steininger Development is planning to acquire parcels of the former Southtown Mall property in Fort Wayne, IN, then sell the land to tenants. The mall is mostly vacant, but Menard’s is proposing to develop a store at the location. NewQuest Properties is expanding Sherman Town Center, a center located at the intersection of U.S. Highway 75 and Loy Lake Road in Sherman, TX. The center is currently anchored by Target, Home Depot and the Cinemark megaplex. Belk, Marshall’s and Best Buy are planned for Phase II of the development. Other proposed tenants include Pier 1 Imports, Petco, Bed Bath & Beyond, Famous Footwear, Dress Barn, Ross Dress for Less, Lane Bryant, Kathryn’s, Michaels, Dollar Tree, Border’s Book Store, Wendy’s, McDonald’s, Olive Garden, Red Lobster, Chick-fil-A, Cheddars and Chuck-E-Cheese. Construction is slated to begin late this month and is expected to be completed in four years. The center has anchor space, as well as inline space and pad sites available.
