New Construction Trademark Property Co. and Kimco Developers, Inc. are developing Market Street, a 500,000 sq.ft., open-air, Main Street-styled town center in The Woodlands Town Center in The Woodlands, TX. Market Street will feature upscale retail, restaurant and entertainment venues and loft-style offices. Borders Books & Music is planning to open a two-level, 26,000 sq.ft. flagship store, while H-E-B Grocery will open a 78,000 sq.ft. supermarket. The companies also are finalizing an agreement for a 950-seat, five-screen cinema to be located on Market Street’s Town Square. The companies also have announced plans to locate The Woodlands Children’s Museum in Market Street. The two-level, 25,000 sq.ft. facility is slated to open late next year. The museum’s exhibits and programs will target a primary audience of children up to 12 years old in a market area from Huntsville to north Houston. The museum estimates that it will attract more than 380,000 visitors during its first year of operation. Bebenek’s Lumber is developing a 13,500 sq.ft. center in Paxinos, PA that is expected to include nine tenants. The Macerich Co. is preleasing space in an expansion area now under construction at Queens Center in New York City, NY. Scheduled to open in phases during 2004, the expansion and redevelopment will increase its GLA to nearly one million sq.ft. from the current 620,000 sq.ft. Marketplace Properties is developing San Dimas Town Center located on Bonita Avenue, between Walnut and San Dimas Avenues in San Dimas, CA. Phase I, which consists of a combination Albertsons/Sav-on store, opened in March. Phase II calls for an additional 51,000 sq.ft. of retail including a 13,000 sq.ft. drive-thru CVS Pharmacy. The entire nine-acre redevelopment project will encompass a total of 107,502 sq.ft. of retail upon build-out. Phase II is scheduled for opening in early November. The company recently began demolishing several older buildings located on the Phase II western portion of San Dimas Town Center. Some of the existing buildings will be retrofitted while the other existing buildings will be razed and rebuilt from ground up. Opening of Phase II is scheduled for November. Upon completion, San Dimas Town Center will feature two separate parks on site. Area demographics include a population of 46,000 within the trade area earning $87,000 as the average household income. Jordon Perlmutter & Co. has contracted to acquire an additional 120 acres in Thornton, CO, doubling the size of the company’s planned mall project and creating the largest retail project in the state. The 240-acre site, called Lark Ridge, could accommodate more than two million sq.ft. of space when completed along Interstate 25, between 168th Avenue and the recently completed extension of the E-470 toll road. The project would include a mall, as well as big box retailers. Construction is slated to begin next year.
