The Lewis Group of Cos. is developing a shopping center in Fontana, CA and has plans to develop two more throughout the area. Summit Heights Gateway, a 260,000 sq.ft. center located east of Interstate 15 and south of Summit Avenue, will have about 20 stores and be anchored by Kohl’s. Opening is slated for this month, while Marshalls and PetsMart are due to open during the Fall. Tenants include Dress Barn, Wendy’s, Subway, a Chevron gas station, as well as a bank, drug store and office supply company. The company also is developing Sierra Lakes Marketplace, a 320,000 sq.ft. center, which is expected to be anchored by a Lowe’s Home Improvement Warehouse, Costco, a bank and five restaurants, two of which will serve fast food. Construction will begin later this year, with opening slated for Spring 2004. The company also is developing Sierra Lakes Village, a 110,000 sq.ft., supermarket-anchored center located at the intersection of Citrus and Foothill Freeway.

Hawkeye Investments is planning to develop Orcutt Plaza on a land area of 22 acres in Orcutt, CA. The plaza, bordered by Santa Maria Way, College Drive and Highway 101, has commitments from anchors Kohl’s, Vons supermarket, Borders Books & Music and Petco. The plaza will have a 200,000 sq.ft. GLA, while the anchors would border Highway 101. The 50,000 sq.ft. Vons supermarket will include a drug store, bakery and a four-pump gas station. Borders will occupy 20,000 sq.ft. and will include a cafe. Petco will occupy a space of 15,000 sq.ft. The center also will be tenanted by a Starbucks with a drive-thru, Mimi’s Cafe, Bank of America, Hollywood Video, Baja Fresh, Outback Steakhouse and Jamba Juice.

KAM Realty is leasing a 340,000 sq.ft. center located at the intersection of Bear Valley Road and Interstate 15 in Victorville, CA. The site has approximately 25 acres available for development and has an approved site plan for an entertainment center and a pending lease with Cinemark for an 18-screen movie theater. The center, which is located near Victor Valley Mall, also has a Circuit City under construction. Spaces from 3,500 sq.ft. to 11,500 sq.ft. are available.

Presnell Construction/Development Group, Inc. is developing Shepherd’s Crossing Shopping Center located at the intersection of Interstate 65, state Highway 44 and state Highway 61 in Shepherdsville, KY with an average daily traffic count of 121,500 vehicles. The site includes a new four-lane connector arterial. Anchors include Kroger and Marquee Cinemas, which will open during the Spring. The center has 90,000 sq.ft. of commercial space available, plus outparcels. Outlots in the center are being sold to Stock Yards Bank, Bullitt County Bank and Valvoline Quick Oil Change. Negotiations are continuing with Rally’s and O’Charley’s. Nearly 60% of the 57,400 sq.ft. center has been preleased. The following retailers have submitted letters of intent: Dollar Tree, Cingular Wireless, Great Clips, Pretty Nails, Blockbuster Video, Papa John’s Pizza, Sam Meyers, General Nutrition Center, Friedman’s Jewelers, Merle Norman, Hometime Electronics and a Chinese restaurant.

InterState Commercial Real Estate is preleasing a proposed big box center located at the intersection of Route 47 and Powers in Huntley, IL.
