Coro Realty Advisors, LLC is developing Berkeley Heights, a mixed-use
center located at the intersection of Interstate 75, North Side Drive and
Bellemeade Avenue in Atlanta, GA. The site has an average daily traffic
count of 180,000 vehicles. The center is situated on a land area of 5.13
acres and will include 25,855 sq.ft. of retail and 183 luxury apartments.
Opening is slated during the Spring or Summer. Area demographics include a
population of 276,596 within five miles earning $71,435 as the average
household income.

National Realty & Development Corp. and Milstein Brothers Capital Partners
are developing Stamford Place, a mixed-use center and residential
development located in downtown Stamford, CT. The 450,000 sq.ft. center and
550-unit residential community development will be located at Exit 8 off
Interstate 95 on a land area of 4.2 acres at the intersection of Greyrock
Place and Tresser Boulevard. Area retail includes Stamford Town Center,
which is anchored by Macy’s, Filene’s and Saks Fifth Avenue. Current tenants
at the retail portion of the development include a 150,000 sq.ft. Wal*Mart
and a 150,000 sq.ft. Sam’s Club Warehouse that will each occupy a floor and
other nationally and locally known stores and restaurants dispersed over
four additional floors. The project is designed to include parking fields
located at each retail level. In total, the development will consist of
approximately 35 floors. Opening is slated for 2006. Area demographics
include a population of 116,712 within three miles earning $98,000 as the
average household income.

Zimmer Development Co. and Brody Realty Corp. are developing Mayfaire, a
center located at the intersection of Military Cut Off Road and Eastwood
Road in Wilmington, NC. Phase I of the center will include 386,334 sq.ft.,
while Phase II will be 163,072 sq.ft. and Phase III will be 142,550 sq.ft.
The center is being developed in the landfall area. Plans call for
single-family housing, parks, sidewalks and alleys. Tenants include Hecht’s
Department Store, Linens ‘n Things, Michael’s Arts & Crafts, Cost Plus World
Market, Wolfgang Puck Express, Pier 1 Imports, Chico’s, Jos. A. Bank,
Starbucks, Coldwater Creek, Talbot’s, Barnes & Noble, Coldstone Creamery,
Reed’s Jewelers, Ann Taylor, Williams-Sonoma, Smokey Bones BBQ, CargoKids,

Karman Development Group is renovating Cornerstone Commerce Center, a
mixed-use and lifestyle center located in Linwood, NJ. The company recently
signed a 10-year lease with the Federal Aviation Administration for 14,000
sq.ft. of office space for its Airways Operation Support. When renovated,
the 250,000 sq.ft. center will include 140,000 sq.ft. of Class A office
space, 30,000 sq.ft. of upscale retail space and 11,000 sq.ft. for a
high-end restaurant.

Metro Development Co. is planning to develop a 140-acre mixed-use center
located at the intersection of Routes 611 and 132 in Warrington Township,
PA. The project is expected to include 500,000 sq.ft. of lifestyle and
traditional upscale retail; a 130,000 sq.ft. Wegmans Super Store; 110,000
sq.ft. of office space; 200 condominium units, a 100-room hotel and numerous
themed restaurants. Construction is slated to begin this May, with opening
expected during October 2005. The center is currently 60% preleased and has
signed the following tenants: Ann Taylor Loft, Chico’s, White House/Black
Market, Christopher Banks, Qdoba, Cold Stone Creamery, Starbucks, Ritz
Camera and Bubbles Salon and Spa. Area demographics include a population
within seven miles earning $83,286 as the average household income.

Gerding/Edlen Development Co. and Oregon Arena Corp. are proposing to
redevelop Memorial Coliseum as a shopping center in Portland, OR. The joint
venture would complete a $40 million renovation of the coliseum, creating
the Urban Home Center, which would include 280,000 sq.ft. of retail space on
the top and bottom floors, as well as two levels of parking with
approximately 900 stalls. In addition to the retail conversion, a proposed
15,000 sq.ft. Veteran’s Memorial Urban Learning Center would be built
adjacent to the Urban Home Center, with an entry pavilion on the new
Veteran’s Memorial Park. Public facilities would include an Albina Head
Start classroom and a 250-seat amphitheater.

Westfield America, Inc. is planning to expand the Roseville Galleria, a 1.1
million sq.ft. mall located in Roseville, CA. The company is proposing to add
movie theaters. There has also been discussions by the company to expand the
Nordstrom space.

Forest City Enterprises, Inc. and Lewis Retail Centers are developing Victoria
Gardens, a 1.3 million sq.ft. center located at the northwest quadrant of U.S.
Interstate Highway 15 and Foothill Boulevard in Rancho Cucamonga, CA. The
project also includes 14 acres of peripheral outparcel retail and 20 acres of
multi-family housing situated on a land area of 147 acres. The center will
include more than 120 retailers and will be anchored by a 16-screen AMC theater,
a two-level, 180,000 sq.ft. Macy’s, a two-level, 180,000 sq.ft. Robinson’s-May
and a 132,000 sq.ft. JCPenney. The center also will include a 65,000 sq.ft.
Victoria Gardens Cultural Center, which will house a library. The project will
cost $152 million and is slated to open during the Fall. Cotenants include
Coldwater Creek, Ecco, Rockport, Strasburg Children, Talbots, Abercrombie,
Abercrombie & Fitch, American Eagle Outfitters, Anchor Blue, Ann Taylor Loft,
Bath & Body Works, Body Shop, California Pizza Kitchen, The Children’s Place,
