The expansion is focused throughout NY, particularly in Brooklyn, Manhattan, Nassau, Queens, Staten Island and Suffolk. The stores range in size from 12,000 sq.ft. to 25,000 sq.ft. in suburban formats and from 5,000 sq.ft. to 10,000 sq.ft. in urban formats. The company is looking for freestanding or strip center endcap locations providing an outdoor area for an attached or separate lawn and garden center. Ace Hardware will consider new development, redevelopment, build-to-suit and outparcel properties. There must be a minimum of 2.5 parking spaces per 1,000 sq.ft. Preferred demographics include a population of 6,500 within one mile earning $45,000 as the average household income.

 

The Goldstein Group (201-703-9700) is the exclusive leasing agent for The Foundry, a 130,000 sq.ft. entertainment-based retail center in Trenton, NJ. The development will include a retail, entertainment and restaurant space along with 200 residential units adjacent to the Sovereign Bank Arena and the River Line Light Rail system. Tenants will include Wet Willie’s Daiquiri Bar; Red Cheetah, a martini bar and dance club; Funny Bones Comedy Club; B.B. Kings Blues Café; Sal DeForte’s Ristorante, an Italian restaurant; Cootie Browns, a southern specialty restaurant and Toad’s Place, a live entertainment club. Opening is slated for 2007.

 

Charter Realty & Development Corp. (203-227-2922) is leasing Merrimack Village Center in Merrimack, NH. The 91,692 sq.ft. center is located at the intersection of Continental Boulevard and Camp Sargent Road. There are spaces available starting at 1,200 sq.ft. Tenants include Shaw’s, Supercuts and Quiznos. The company is also leasing Amherst Street Village Center, a 48,300 sq.ft. site located in Nashua, NH at the intersection of Amherst Street and Cellu Drive. The center has spaces available of 1,200 sq.ft. to 2,000 sq.ft. and is tenanted by PetSmart, Walgreens and Cold Stone Creamery. Area retail includes Target and T.J. Maxx. The company is also leasing Speedway Plaza, a 185,279 sq.ft. plaza located at the intersection of Route 9 and Otis Street in Westborough, MA. There is a 1,200 sq.ft. space available as well as a potential pad site. BJ’s Wholesale Club and Stop & Shop anchor the center, which is tenanted by Quiznos, Olympia Sports, The UPS Store and Radio Shack. The company is also leasing Twin City Plaza, a 300,000 sq.ft. center located on McGrath Highway in Cambridge/Somerville, MA. There is a divisible space of 3,820 sq.ft. available. The center is tenanted by Shaw’s, Marshalls, McDonalds, Brooks Drugs, K&G and Dollar Tree.

 

HWPR (212-935-1558) is representing Rockrose Development Corp., which is developing a 22-acre parcel in Long Island City, NY. The development, EastCoast at Long Island City, will consist of luxury rental apartments, condominiums and retail space.

 

NAI Capital’s Pacific Rim Division (714-793-1104) is representing Yogurberry USA in the Korean-based yogurt company’s expansion into the U.S. The company is seeking sites of 800 sq.ft. to 1,200 sq.ft. in high-end shopping malls, with plans to open 30 stores in southern CA by March and 100 by the end of this year.

 

Grubb & Ellis|Harrison & Bates (804-591-2415) is representing Salsarita’s Fresh Cantina in the restaurant’s expansion in VA. The company is seeking corner sites of 2,000 sq.ft. to 2,300 sq.ft. without a margarita bar and sites of 2,500 sq.ft. to 2,700 sq.ft. with a margarita bar. The company prefers to be near complementary tenants. Grubb & Ellis is also representing Verizon Wireless with expansion plans into high-profile endcap locations of 2,500 sq.ft. to 4,000 sq.ft. throughout VA. The company is also representing Saxby’s in its expansion in build-to-suit endcaps of 1,200 sq.ft. or 0.25-acre pad sites in VA. In addition, the company is representing Cartridge World in its expansion into sites of 800 sq. ft. to 1,500 sq.ft. near a grocery store or other strong anchor throughout VA.
